## NIZU modules connected to RentOp

RentOp does not keep a second copy of your guests, invoices or tasks. It uses the NIZU modules you already have, so every stay shows up where the rest of your business already looks.

### The modules

- **Clients** every guest and tenant becomes a client with a contact; their stays and leases show on a “Stays & leases” tab of the client.
- **Invoices and Payments** each stay gets an ordinary invoice, the online payment is recorded on it; leases use a recurring invoice that repeats every month. A payment received another way (cash on arrival, a bank transfer) is recorded with *Record a payment* and lands on the same invoice.
- **Payment methods** Stripe and Mollie with the keys already saved in Settings; the RentOp Payments tab shows whether each is ready.
- **Tasks** a cleaning task is created when a guest checks out, assigned to the property's cleaner and due before the next arrival.
- **Leads** an enquiry about a long-term property on the website (“Interested? Tell us.”) becomes a lead with a note.
- **Email templates** booking confirmation, balance reminder, arrival instructions, review request, cancellation and lease welcome, editable per language.
- **Notifications** new bookings, cancellations, channel clashes and new reviews.
- **Dashboard** tiles for arrivals today, departures today, guests staying now, occupancy this month and revenue this month.
- **Files** the property photos and videos, and the website banner photo or video, are stored with your workspace's own files, in your own database and storage.
- **AI Reports** stays, leases and occupied nights in “All business data”.
- **Marvin** ask about arrivals, departures and availability; the Marvin chat can also run on your booking website (Settings → Website → Live chat).
- **WhatsApp Coexistence** guests who accepted WhatsApp receive their messages there too (Settings → Messages → *Also send on WhatsApp*).
- **NIZU Sign** optional: rental agreements signed with a full audit trail (Settings → Agreements).
- **Agents (MCP)** connected AI assistants can read properties, prices and bookings, and book, cancel or close nights with the same calendar as the website.

### A lease across the modules

When you click **Activate** on a lease, RentOp blocks the property's calendar, creates a **recurring invoice** in Invoices that repeats every month on the rent due day, and e-mails the tenant with the *Lease welcome* template. The tenant is a client like any other, so their rent invoices, payments and messages are all on the client's page.
