The Dashboard counts them for you. - **Close nights, do not fake bookings.** For the owner's stay or works use **Close nights** with a reason. Closed nights are sent to the channels and never show up as revenue. ### Prices - **Keep one price list.** Set seasons in RentOp rather than typing prices into each booking; the website, the invoice and Marvin then always agree. Use *Price for the whole stay* on a booking only for a channel's payout or a price you agreed. - **Use short seasons for peaks.** Where two seasons overlap the shorter one wins, so a one-week *Christmas* or *August* season can sit inside a long *Winter* or *Summer*. - **Check with Try a price** after every change: it shows the guest's exact lines. - **Choose a deposit for long lead times.** “A deposit when booking, the rest before arrival” lowers the first payment; RentOp reminds the guest of the balance by itself. ### Photos, videos and the website - **Pick the featured item on purpose.** The star (*Make this the featured photo or video*) decides what opens the listing and the search card. Choose the most inviting room or the view, not the façade. - **Keep featured videos short and calm.** A featured video loops without sound on the card and the property page: 10–30 seconds of a slow walk through the place works better than a fast montage. - **Use a wide, sharp banner.** In Settings → Website → Banner, a photo at least 2000 px across, or a 10–30 second video. Raise *Darken the banner* until the white title reads easily on the brightest part of the picture. - **Translate your best properties** into the languages of your guests on the Translations tab; visitors get the site in their own language automatically. ### Guests, compliance and operations - **Fill in the registration number** of every short-stay property and switch on *A property needs its registration number to go on the website* in Settings → General. EU rules (2024/1028) require it on every listing. - **Ask guests to fill in the guest list** on their booking page before they arrive the police register is then ready without retyping. Before downloading the CSV, fix every red dash in Reports → Guest register. - **Assign a cleaner to each property** (*Who cleans* on Details) so the cleaning task lands with the right person, due before the next arrival. - **Put arrival details in “Arrival instructions”**, not in the description: they are only sent to confirmed guests shortly before arrival. - **Declare the tourist tax from the report.** Reports → Tourist tax gives the guest-nights and the amount per month the same figures as on the invoices. - **Read reviews before publishing them** and reply replies show on the website under the review. ### Settings once, then leave them - **Go through every Settings tab once**: General, Website, Payments, Taxes, Messages, Agreements, Channels and Lists. Each saves on its own, so you can do one a day. - **Check that Stripe or Mollie shows “Ready”** on the Payments tab before you publish; otherwise guests cannot pay online. - **Keep the Lists short.** A few clear property types and the amenities guests really filter on (Wi-Fi, parking, pool, pets) make the website easier to search. - **Give each role only what it needs**: cleaners need no RentOp rights at all they see their cleaning tasks in Tasks.
