It gives the agency its own booking website with online payment, keeps one calendar per property in step with Airbnb, Booking.com and Vrbo, and runs everything after the booking invoices, guests, cleaning, messages, agreements and reports inside the agency's NIZU WorkSpace. ### Who it is for RentOp is for **rental agencies and property managers** with a handful to a few hundred properties who want more **direct bookings** with no platform commission without giving up Airbnb and Booking.com, and who want the guests, the money and the work in the same system as the rest of the business. It suits agencies that do holiday lets, long-term lets, or both. It is built on the agency model: one workspace is one agency renting its portfolio, not a marketplace where owners sign up. ### What it does - **Your own booking website** a search with an optional photo or looping video banner behind it, a page per property with photos, videos and a live availability calendar, booking and online payment with Stripe or Mollie, in several languages and ready for search engines (structured data, sitemap, a page per language). - **One calendar, no double bookings** every night taken anywhere is held once. Airbnb, Booking.com and Vrbo calendars are read every few minutes (iCal) and yours is sent back to them. A clash is flagged, never silently dropped. - **Short stays and long leases** nightly prices with seasons, Friday and Saturday prices, extra guests, long-stay discounts and cleaning fees; and monthly leases whose rent is invoiced automatically every month. - **EU-ready** the tourist registration number on every listing, the tourist tax per guest per night, and the guest register the police ask for. - **Everything after the booking** the invoice and payment, the confirmation, payment reminders, arrival instructions, the rental agreement, the guest list, the cleaning task, the review request. - **Ask about it** Marvin answers “who arrives tomorrow?” or “is the villa free in August and for how much?”, and connected AI assistants can read and book through the NIZU MCP. ### Why one calendar prevents double bookings A double booking happens when two systems each think a night is free. RentOp avoids it by keeping **a single place for every night of every property**. A website booking, a booking your team makes, a night sold on a channel, a night you closed for the owner, a long-term lease each takes its nights in that one calendar, and a night can be taken only once. The website, your team, Marvin and AI assistants all ask the same calendar, so two guests can never both get the same night through RentOp. Channels are kept in step in both directions; if a channel sells a night in the few minutes before it hears from RentOp, the clash is shown at once so you can act the same day. ### Built for EU rental rules - **Registration number (EU Regulation 2024/1028).** The EU Short-Term Rental Regulation requires the registration number your city or region gave a property on every short-stay listing. RentOp shows it on the listing, warns on the dashboard when one is missing and, if you choose, refuses to put a holiday property on the website without it. - **Tourist tax.** Charged per adult per night, with an age from which guests pay and an optional maximum of nights, one amount for all properties or a different one per property. It is always its own line on the price and the invoice, and a monthly report says what to declare to the city. - **Guest register.** Most EU countries require every guest's name, nationality and ID document to be registered with the police. Guests fill this in themselves on their booking page; RentOp exports the month as a CSV file for your country's portal (for example SES.HOSPEDAJES in Spain, Alloggiati Web in Italy, SIBA in Portugal). ### Part of NIZU, not another tool Because RentOp is a NIZU App, a guest is an ordinary **client**, a stay's charges are an ordinary **invoice**, an online payment is an ordinary **payment**, and a cleaning is an ordinary **task**. Nothing is copied between systems, and the agency's reports, AI assistant and accounting see the rentals together with the rest of the business.
